Lost Dues Statement

Hi Neighbors,

The HOA's 2022 mandatory assessment reminders (aka "dues statements") for Fairways of Sherrill Park HOA property owners will be arriving this week in our mailboxes. The assessment for 2022 is $480 and the assessment payment Due Date is January 1, 2022. The cover letter from Neighborhood Management Inc (NMI), our property manager, discusses the dues increase.

What’s in the packet?
The envelope from NMI contains the 2022 assessment reminder page, an Assessment Cover letter, with the 2022 HOA Budget on the reverse side. 

When is the 2022 assessment payment due date?
The Assessment is due January 1, 2022, whether or not you receive the reminder envelope in the mail.  In other words, not receiving the reminder packet is not a reason to miss the January 1st Due Date.  Assessments are delinquent 30 days past the due date; here is the HOA’s Collection Policy. including Late Fees. It is also printed on the back side of the reminder notice.

What if I didn’t receive a packet in the mail?
If you don’t receive your reminder packet by December 15th, or have questions about payment, please contact NMI to verify your correct mailing address (some residents use a different mailing address than their street address) and to obtain your account number for placement on the check:

What payment methods are available?
The assessment reminder packet will show your current statement balance (the 2022 assessment plus any other accumulated charges), along with your account number/ID; the account number/ID will be needed to make an online payment.

When you receive your envelope, please make note of and record your Account Number/ID # (which is on the reminder page below your address) for any communications with and/or payments to NMI. The reminder page shows complete instructions for payment. Two online payment options are available:

  • a free Auto Draft option or a free eCheck; allow several business days for processing;
  • credit/debit card payment for a fee.

Payment by check is still available; a tear-off slip is available at the bottom of the reminder notice to enclose with your check in the return envelope; also, write your Account ID on your check (your account number is on the reminder statement). The mailing address for payments is:

Why is this email so long?
Experience with the annual collection of assessments shows that these questions always come up, with both new and long-time residents. This is our attempt to help, anticipate and address as many questions as reasonable for our HOA members.
